Some property development sites can be complicated, where a project cannot achieve full compliance. If your property project does not comply with the Local Environmental Plan, you will need a Clause 4.6 Variation. Do not expose your project to unnecessary risk! We have extensive experience in successfully arguing the merits of non-compliances in accordance with legislation and relevant case law.

STEP ONE:

STEP TWO:
The practice principal will tailor a written no obligation fixed price quotation that covers all stages of your project from pre-design to successful approval based on your requirements. Once you are satisfied that the scope of work meets your needs, you accept our quotation and we get started.
STEP THREE:
One of our experienced Senior Town Planners will review your plans and all technical studies and advise on any project risks which need to be managed. This includes issuing a preliminary compliance table which highlights any non-compliances with council’s planning controls or additional supporting technical studies required”.
STEP FOUR:
Once all technical studies and final plans are received, one of our experienced Senior Town Planners will review the documentation and advise you of any matters arising that may hinder development consent being granted and seek you direction on how to proceed. We will then prepare and deliver to you a Statement of Environmental Effects written in accordance with all relevant legislation including state government and local council planning controls, NSW Land and Environment Court Principles and case law. We will then inform you of any remaining risks to gaining approval from a council assessment standpoint and agree upon a strategy on how we will address any matters that may arise.
STEP FIVE:
Your Statement of Environmental Effects is lodged along with all your design documentation and we manage the process to ensure the successful approval of your property development project. We keep you informed of the assessment process including neighbour notification and provide plain English advice on how to navigate the process successfully.
